Brian Neltner
Chief Executive Officer
Brian is responsible for the direction and overall management of the company. Prior to Select Strategies he managed all retail real estate activities for Colonial Properties Trust as their Senior Vice President of Real Estate. Brian’s position involved the direct oversight of all operational functions including leasing, management, construction, development and redevelopment of a portfolio of enclosed malls and open air shopping centers. Previously, Brian was responsible for all real estate development, management, leasing and construction activities for over 125 open air shopping centers for Kimco Realty Corporation as their Vice President of Real Estate. He played a significant role in the repositioning of many assets in various portfolio acquisitions creating significant value and directly contributing to success of the ventures. Brian holds a Master of Science Degree in Business Administration along with a Bachelor of Science Degree in Business Administration, both with majors in Finance and Real Estate, from the University of Cincinnati.
Michael Paolucci
President
President and a founding partner, Michael Paolucci leads the organization in strategic growth and oversees all operational functions. In addition to his management responsibilities, Mr. Paolucci provides oversight on redevelopment projects obtaining necessary entitlements and assistance with TIF financing. An independent real estate developer, Mr. Paolucci’s experience encompasses the development and redevelopment of a wide range of commercial real estate projects including urban renewal projects and the repositioning of urban assets. A highly respected real estate executive and attorney, Mr. Paolucci has successfully completed numerous complicated retail transactions and managed a title company. Mr. Paolucci’s law experience includes 15 years practicing law in Kentucky and Ohio with a focus on real estate. Mr. Paolucci currently holds certificates to practice law in Ohio, Kentucky, U.S. District Courts, the United States Supreme Court, and in the US Patent and Trademark Office. Mr. Paolucci obtained his Juris Doctor from Salmon P. Chase College of Law, and a Bachelor of Science degree in Computer Science and a Bachelor of Art degree in Business Marketing both from Northern Kentucky University.

Brian Neltner Jr
Chief Operating Officer
Brian earned both his Bachelor of Business Administration and Master of Business Administration from Xavier University. He began his career as an accountant and financial analyst with General Electric and Westinghouse Air Brake Company (WABCO), where he managed large-scale demolition, financial, and accounting projects.
At Select, Brian serves as Chief Operating Officer, overseeing budgeting, forecasting, property management, major capital improvement projects, and lease administration across the company’s portfolio. He also remains actively involved in leasing, managing the St. Louis and Cincinnati portfolios. Throughout his career, Brian has completed transactions with numerous national and regional retailers, including Party City, Tile Shop, Hobby Lobby, Five Below, and Burlington.
During the COVID-19 pandemic, Brian played a key role in maintaining an economic occupancy rate above 95% across his portfolio. He also led construction efforts and worked closely with tenants to help them complete their build-outs and open for business during an exceptionally challenging period, demonstrating his commitment to both operational excellence and tenant success.
Gina Hyland
Chief Financial Officer
Gina holds a Bachelor of Science in Accounting from Northern Kentucky University. With 7 years of experience as Senior Operational Controllership Staff Manager for GE Transportation – a Wabtec Company. Gina brings a wealth of knowledge and expertise to our team. During her time at Wabtec, Gina was responsible for the Global Closing, Consolidation, and Reporting of the GE Transportation Financials and oversaw a team of 30 professionals.
Gina directs the financial strategies of the organization and oversees the day to day asset management of client portfolios. In addition, she provides financial analysis with regard to the positioning and disposition of client assets. Since joining Select in 2021, Gina has made a significant impact by streamlining our Accounting process. She implemented Avid Pay, fully utilized the MRI Software, implemented an Asset Manager, and found efficiencies that have allowed our team to speed up the month-end closing process.
Brian Jones
Executive VP of Leasing
Executive Vice President of Leasing, Brian Jones directs the management of all retail leasing activity and provides leadership support to Select Strategies team of leasing professionals. A 25 year commercial real estate professional, Mr. Jones’ leasing background encompasses the development and execution of leasing plans for a broad spectrum of retail projects ranging from super-regional malls to non-anchored neighborhood centers. His development and redevelopment experience includes regional mall redevelopments, mall anchor replacements, large box redevelopments, movie theaters, grocery and drug stores, small shops and several non-retail projects.
Throughout his career, Mr. Jones has also worked closely with municipalities in obtaining entitlements and approvals for projects as well as public financing for projects through various venues. He held past positions with Kimco Realty Corporation, The Taubman Company, Colonial Properties Trust and Bayer Properties. Prior to working in commercial real estate, Mr. Jones was a regional buyer for a national department store chain and brings an in-depth prospective to the needs, challenges and business models of the retail industry. A licensed real estate broker in multiple states, Mr. Jones holds a Bachelor of Science degree from Wofford College with dual studies in Finance and Economics.
Dan Gibson
Senior VP of Development
Senior VP of Development, Dan has more than 35 years of retail real estate experience. Dan has successfully led the leasing, redevelopment, asset management, and strategic growth of shopping center portfolios totaling more than 12 million square feet across the United States and Puerto Rico. During his tenure with Kimco Realty, one of the nation’s largest publicly traded shopping center REITs, he held multiple executive leadership positions overseeing portfolios of up to 75 assets and generating annual NOI exceeding $175 million. Dan has extensive experience identifying and executing redevelopment opportunities, evaluating acquisitions and dispositions, sourcing off-market opportunities, and coordinating leasing, construction, property management, and financial teams to maximize asset value. Throughout his career, he has directed numerous shopping center redevelopments, delivering more rounded shopping centers, strong returns and long-term value creation. His expertise spans the full development lifecycle, including site evaluation, financial underwriting, tenant procurement, lease negotiations, redevelopment planning, construction coordination, and strategic asset repositioning for grocery-anchored, neighborhood, and power center retail properties.

Mary Lou Davis
Executive VP of Property Management
Executive Vice President of Property Management, Ms. Davis directs the standards and strategies for all property management services offered by the organization. In addition, Ms. Davis provides oversight of property management and lease administration management system and reporting accountabilities. Ms. Davis is a real estate professional with over 35 years of in-depth experience in retail, office and multi-family management. Mary Lou has a proven track record of increasing asset values and responding aggressively to changing market conditions. Throughout her career, Ms. Davis has managed millions of square feet of real estate for large REIT’s; worked closely with third party institutional and financial owners and overseen and extensive range of property acquisitions and sales. A licensed real estate broker in the State of Florida and Certified Shopping Center Manager (CSM), Ms. Davis is a member of the International Council of Shopping Centers (ICSC) and currently serves on the board of HCCOA and RPPOA. Ms. Davis attended Sawyer Business College and has completed numerous courses relating to all facets of retail asset management and operations.

Frank Dascenzo
Executive Vice President of Asset Management, Frank Dascenzo works closely with the management and leasing team to provide oversight of business plans, budgets, forecasts, leases and financial analysis. In addition, Mr. Dascenzo provides pre-acquisition input and assistance in the due diligence process, including review of financial as well as operational assumptions. Frank also participates with business development and client relations. Throughout his 32 year career in the real estate industry, Mr. Dascenzo has focused on retail management and leasing. Frank has an established track record of increasing asset values and responding aggressively to varying market conditions. Prior to joining Select Strategies Realty, Frank was Vice President of the Central Region for Kimco Realty Corporation, including direct responsibility for over 50 assets comprised of 6.5 million square feet with total annual revenue of over $50 million. He was responsible for an operating budget exceeding $15 million and he directed all property based functions, including leasing, development, property management, construction and lease administration. Mr. Dascenzo began his career at The Cafaro Company where he spent 13 years in varied management and real estate capacities including the responsible for managing a 3.5 million square foot real estate portfolio including malls power and strip centers. Mr. Dascenzo is an active member of the International Council of Shopping Centers (ICSC) and holds a Bachelor of Science degree in Business Administration from Youngtown State University.
Reynolds Thompson
Reynolds offers advice and recommendations for the company’s investment activities and investment management services. With his guidance, Select has acquired 20 shopping centers representing over 3.4 million square feet. Prior to joining Select, Reynolds was President and Chief Financial Officer of Colonial Properties Trust, a $4 billion publicly traded REIT with a portfolio of multifamily, office, retail and mixed use assets. During a 16 year career with Colonial, he also served as CEO, COO and CIO. He has extensive public company management, operating and investment experience having raised $950 million in equity, $2.5 billion in debt and completed acquisitions totaling $3.5 billion. Reynolds also has expertise in strategic planning, investment analysis, capital markets, financial reporting, regulatory compliance and investor relations. Prior to joining Colonial, Reynolds worked in acquisitions and due diligence for Carr America Realty Corporation, a then publicly traded REIT. Reynolds began his career as a commercial lending officer at SunTrust Bank. Reynolds serves on the Board of Directors for Medical Properties Trust, an $19 billion publicly traded REIT. Reynolds holds a Bachelor of Science with Special Attainments in Commerce from Washington and Lee University.
Andrew Modrall
As a founding partner and former Executive Chief Financial Officer of Select Strategies, Mr. Modrall, offers advice and guidance regarding the financial strategies of the organization. Mr. Modrall is a retail real estate accounting and asset management executive with over 25 years of experience working with a wide range of retail assets. Prior to joining Select Strategies, Mr. Modrall held the position of CFO for North American Properties, a privately held, multi regional real estate operating company that has acquired, developed and managed more than $4 billion of retail, multifamily, mixed use and office properties across the United States. During his 14 year tenure as CFO he oversaw all accounting functions, systems implementation and selection as well as tax and financing management. While Mr. Modrall has in depth experience in accounting for a wide range of real estate assets, the majority of his experience encompasses his work with super regional centers, lifestyle centers and power centers. Mr. Modrall began his career as a CPA for the firm Deloitte. Mr. Modrall holds a Masters of Business Administration in Accounting Finance from Tulane University and a Bachelor in Economics from Earlham College. Mr. Modrall completed his CPA in 1977.
